Minor defects are usually the cause of most roofing leaks.

Regular inspections and routine maintenance as well as planned remedial work, gutter cleaning, roof outlet and flashing maintenance can help prevent unnecessary damage and subsequent leaks in the roof.

There is any number of small issues that can affect slate and tiled roofs. Missing, cracked or loose tiles will allow water to pass through.

BPS can fix these small issues. When required, we have a stock of common roof tiles used throughout South Wales (including Welsh Slate) and a distributor who is able to match and dispatch roof tiles, to be able to replace roof tiles within a reasonable timeframe.


A flat roof, installed by expert roofing contractors, should last for many years. Usually, problems such as leaks only occur if the roof is over 25 to 35-years old (and at the end of its working life) or has not been regularly maintained. If the roof is newer than that, even a poorly maintained flat roof, may be able to be repaired if the problem is in a small section of the roof. A member of the BPS roofing team will be able to advise the best and most economical course of action.

Single Ply Membrane Roofs

Polyvinylchloride (PVC) roofs that are over 30-years old have issues where they can become brittle. This type of roofing was very common from the 1960s onwards as they had great resistance to extreme weather conditions and also pollutants. If you have PVC roofing that is damaged and it was installed within the last 20-years, it can be easily repaired. Cal BPS to arrange an inspection.

Thermoplastic Roofing

Thermoplastic polyolefin (TPO) is again very unlikely to develop faults if properly maintained. It has a life expectancy of 20-years. Any issues or faults are easily rectified. Call BPS for further advice.

EPDM / Rubber Roofs

Designed and manufactured to resist the coldest and hottest of conditions, ultraviolet and the wettest of weather conditions, you can expect 20 to 30-years of service from your EPDM roof. In less hostile and more moderate climates a 40-year service life is expected if the roof is properly maintained. Any damage can be easily rectified. Call BPS for more information.


The most common metal roofing systems are made from steel, copper or aluminium. Like all metals, they can be subject to corrosion. If the protective coatings have not been maintained, then it is possible the underlying metal has been exposed to the elements and the process of corrosion. Simple repairs can include replacing the affected area(s) and applying a new protective coat.

Other issues with metal roof systems (all easily resolved) are failed or loose fasteners and/or failed seams.


If installed correctly a skylight, roof light or lantern in your roof should be trouble free for many years. However, they are a “weak link” in the structure of the building and subject to huge variances in temperatures and weather conditions. As roof lights age the weather can make the frame and fittings disintegrate which means eventually you will get a leak.


The most common issue with guttering is a clogged or blocked gutter. This will allow pools of water to develop which, if left, can cause other, more costly issues. Easily remedied with a good clean of the guttering and then installing guards over the gutters to stop the further build-up of leaves etc.

Other small issues that are best fixed are leaks in the guttering and joint separation – both allowing water to run where it not supposed to.


Flaking and peeling paint, rot and damp are common problems with wooden fascia’s and soffits. uPVC versions do not suffer from rot or peeling paint; however, they can suffer from damage from birds making nests and insect infestations. A routine inspection and clean will minimise the risk.

Rotting wooden fascia’s and soffits should be replaced.


Lead flashings have a service life expectancy of over 200-years. If in good condition they are best left in place.

Besides being replaced if stolen, the main reason for repairing lead flashings is if there is a failure in the lead such as a split or crack. Although a temporary repair can be obtained with “flashing tape” it is highly advisable to get a permanent repair by a lead weld or replacing the broken flashing.
